Welcome to our second issue of the monthly newsletter. The newsletter will not be mailed but will be available for pickup by residents as they enter the development. There will be a TAKE ONE box along the pool fence so stop and pick one up as you pass.

CURRENT FINANCIALS
Balance on Hand: $66,455.00
Hurricane Recovery Funds: $22,125.00
Estoppel Income: $ 1,200.00
Collections: We currently have two old accounts with the attorney. Both of these are on payment plans and one should be cleared by the end of the year. Unfortunately, these were sent to the attorney prior to the new board taking over. As a result, we still have attorney’s fees on these two accounts.
On April 16, 2018, liens were placed on 7 homes who did not pay their 2018 HOA Dues. One case has already been cleared and is paid in full. We do not pay attorney’s fees on these liens. All expense is passed directly to the homeowner.
Currently there are 4 homes who are not paid in full but have requested reasonable payment plans. If payments are received there will be no legal action. However, the HOA reserves the right to pursue collection methods, including legal action, should residents fail to make regular payments in an effort to clear their balance due. Interest will continue to accrue on any unpaid balance.

Entrance Cameras
Just an update! The new entrance HD cameras have been installed and are working beautifully. We have HD capabilities to read license plates and obtain physical descriptions of suspicious individuals to assist law enforcement in their investigations.
Community Garage Sale
Finish your spring cleaning in time to participate in our Community Garage Sale. Dates selected are June 8th, 9th, and 10th, from 8 AM – 4 PM. If you would like to participate please contact Kristine Castleman at (kcastleman05@gmail.com).
Under Construction
Please be patient while we are under reconstruction of the Men’s Restroom in the pool cabana. We tackled the men’s room first because it was the larger project of the two. (Women’s to follow on completion.)
For the time being, we are using the Women’s Restroom as a Unisex Restroom.
The project is taking longer than anticipated as we found serious termite damage when the door was removed.

MEMORIAL DAY

It is easy to forget what Memorial Day actually means while you are sitting by the pool and looking ahead to summer vacation-but the day signifies much more than just a three-day weekend. Memorial Day is a solemn day of remembrance for everyone who has died serving in the American armed forces

Noise complaints are on the rise. Please be respectful of your neighbors! Legal noise curfew is 10:00 PM. The Sherriff should be called after 10.
Please do not use the park as your personal dumping grounds. We have three collection days, take advantage of them.
