5. Necessary Projects for 2021:
We have approximately 5 months to complete changes
Pool inspection mandates from county of:
Install handicap lift for pool Make restrooms ADA compliant
Install ADA compliant water fountain Replace signage as indicated in inspection
6. Possible Projects for 2021: WE ARE LOOKING FOR VOLUNTEERS TO HELP DEFRAY COSTS
New signage for entrance

7. Completed Projects 2019:
Drinking fountain is here for park, installation TBD
Retiled swimming pool (required by County)
Replaced pool plunger system (equipment failure)
Replaced and updated security cameras (result of electrical storm)
*insurance rider added to policy to cover future storm damages
Replaced cabana A/C system (old one died, required for camera system)

8. Opened the Meeting for Comments and Questions:
Basketball hoops discussion:
Questions were raised about when the basketball hoops would be put up. Given the current rise in COVID 19 cases and the inability to limit large groups from congregating on the basketball court, the hoops will remain down for the time being.
Wrapped vehicles:
A lengthy discussion was held regarding vehicles with commercial advertising on them. It is specified in the Codes, Covenants and Restrictions that these vehicles are not to be parked in the community. The community has changed dramatically since the CCR’s were originally put in place. This is a working class community and these vehicles are necessary for individuals to perform their jobs. The Board has notified residents that using a car cover is an acceptable solution. After discussion, it seems that the only reasonable way to handle this conflict is to put it to a vote of the community as to whether they would like to change the CCR that limits these vehicles. The Board will be working on this after the new year. Any change requires a 60% quorum (or 124 votes).
Bank fees and credit card payments:
Residents who pay their HOA fees on line are not being charged the 3 ½% processing fee at this time. This will not change prior to April 15, 2021. The Board is looking in to how to charge those fees legally on the website and hope to have the fee in place for the 2022 dues collection.
