This is our first issue of what we hope to be a monthly newsletter. The newsletter will not be mailed but will be available for pickup by residents as they enter the development.  There will be a TAKE ONE box along the pool fence so stop and pick one up as you pass.   We would like to hear from residents as to what they would like to see covered in our newsletter.  If you have suggestions, please feel free to drop a note in the HOA mailbox at 2505 Montego Bay Blvd., or email us Montegobay2505@gmail.com.  Another great source of local information and updates is Nextdoor.com. CURRENT FINANCIALS

We are happy to report that we currently have only 13 residents that have not paid their 2018 dues.  At the time of this writing, we have 2 residents that are on a contractual payment plan with the attorney (one of which will be paid off in this calendar year).

After repeated warnings, on April 15, 2018, we will be placing liens on the homes of those individuals who have not come current with their dues.  This is handled by the attorney, with no cost to the Association.  All attorney’s fees are charged directly to the resident.

BOARD MEETING SURVEY

We are asking for your input on what would be the best time of day and day of the week to hold public board meetings.  We would like to see more residents turn out to share in conversations about our community.  Please go to:  MontegobayHOA.org and complete the very short two question survey so that we may collect preference data.

PROJECTS IN THE WORKS!

Security Cameras:  Replacement cameras have been ordered for the entrance of the community. The existing cameras are not capable of providing the Sheriff’s Department the detail they need when investigating incidents. We now have easy access to playback capabilities to assist the Sheriff’s Department.

Cabana Restroom Updates:

The Board is looking into the cost of updating the restrooms in the pool cabana.  The pool and its facilities are an asset to our local property values.  They are in, quite honestly, disgusting condition.  Now that we have all but eliminated illegal entrance to the pool area, it is time to bring the facilities into this decade.

Palm Trimming/Landscape:

Some of you have mentioned that the palms at the entrance are in need of a trim.  It is already scheduled.  As far as the entrance landscaping, we are giving the plants a chance to recover from the frost they received last month.  They seem to be coming back.  If they do not, that will be a future project.  In addition, we are obtaining bids for removal of some trees in the common area that pose a threat of liability.

Violations:

We are happy to report that most residents have complied with the violations that have been issued for fences in disrepair and parking violations.  As a note:  If you read the Community Watch Minutes on the HOA website, the Sheriff’s Department has CONFIRMED that lawn parking is a ticketable offense by the County,

NOT JUST A HOA RULE!  Please do not park your vehicle in the grass in the community.

Pets:

Please remember that your dogs must be kept on a leash at all times (including in the common area park) and it is the owners’ responsibility to pick up after their pets.  Please keep in mind that some individuals are afraid of dogs.

Trash:       Monday

Yard Waste:  Wednesday

Recycling:    Friday

Place at curbside before 6 a.m.  Containers must be removed by sunset and stored on the side of your home.

Yard waste must be bagged or bundled.
