Meeting Minutes

  1.   Reviewed Financial/Budget:  
    1. Budget Comparison Report –  January:  This is available on the website:  MontegoBayHOA.org
    2. Cash on hand: $90,452.09
    3. Aging Report: 54 unpaid, 4 with partial payment made.  Janice will send reminder bill with interest added and warning of April 15 deadline to lien
      *One outstanding account with attorney – they are current
  1. Voted to repair/replace the automatic gate at the park entrance pending final cost estimates at October Board Meeting .  We will be proceeding with this repair/replacement.  Jim will obtain quotes.
  1. New landscaping contract which was approved I late 2018 will be added to the website. 
  1. Discuss possibility of limiting rentals and the potential impact to housing prices and resale.  We will be contacting attorney for recommendations.
  1. Board received a comment about a sex offender living in the neighborhood.  It was suggested that we send a flier to all residents to notify them.  At this time it was determined that this information is available to the public.  Individuals should take the responsibility to look up the information.

  1. Discussed sign replacement.  New pool signs will be ordered and installed before spring.  Janice and Kristine will take care of this.
  1. Discussed paving parking lot again.  The quotes that we received were astronomical and not possible given our annual budget.  Jim will search quote for just filling holes, sealing and repainting lines in the community parking lot.  
  1. Discussed painting of pool deck and touching up the fence in the park/pool area.  We will obtain quotes to have these done. 
  1. Discussed playground equipment budget.  Voted to set the budget for this at $3500.00 maximum, including installation and additional mulch that may be required.  Janice and Kristine will be handling this.
  1. Discussed having the sofa removed from the common area on MBB where someone dumped it.  We will try to find someone who will haul it away.  Apparently, no one wants to do it because there are snakes and other creatures who are making a home in it.  All the more reason it needs to go.  Residents – please do not dump your unwanted items in the HOA common areas.
  1. Pot hole at the entrance to the development has been repaired.  For future reference, ANYONE can report a pothole.  Search for Osceola County Pothole Repair and a form will come up.  You provide the location and they respond fairly quickly.
  1. The Toho leak near the entrance was discussed.  We have been in communication with them since mid-January.  They are working with Roads and Bridges to set up the repair as part of the roadway will need to be taken up to repair the leak.  It is in process. 
  1. Discussed 2 complaint letters that were received.   One property is a rental.  The owner has been contacted about the condition of the home and given a time frame with which to respond to our request for improvements.  If there is no compliance, violations will be issued.
