Hurricane Recovery Funds:   $ 8,278.11

Estoppel Income:  $     -0-

Collections:  We currently have two old accounts with the attorney.  Both on payment plans.  Unfortunately, these were sent to the attorney prior to the new board taking over.  As a result, we still have attorney’s fees on these two accounts.  $1,102.80 this month alone.

We are down to 3 homes who have not paid their 2018 HOA Dues.  We do not pay attorney’s fees on these liens.  All expense is passed directly to the homeowner.  

Currently there are 2 homes who are on reasonable payment plans.

MARK YOUR CALENDAR

The date has been set for the Annual HOA Public Meeting.  The Poinciana Fire Station Community Room has been reserved for Monday, November 5, 2018, 7:00 PM.  Please set aside that date and plan to attend our Annual Meeting.

Renovation of the Pool Cabana Men’s and Women’s Restroom is scheduled to be complete by the printing of this issue.  Please stop by and see how nice the new facilities are.

Many of you have commented on how well manicured our common areas are.  Our contractors are weeding, edging, and pruning palm trees. We love to see residents using our beautiful park.

Please do your part to keep our facilities in great condition.

If you see any suspicious activity, please call us at 407-506-8697.  Continued repairs are a drain on your HOA funds.

IT’S HURRICANE SEASON!  ARE YOU READY??

TREE TRIMMING AND REMOVAL!

The HOA has undertaken a huge but necessary project this past month.  You may see large equipment in some of the common areas.  They are trimming trees and removing dead and dying trees that present a danger to surrounding homes.  We are pushing to accomplish this before we hit the height of hurricane season.

OUR POOL!

Just a quick reminder, our pool is for residents and their guests use only!  It has come to our attention that residents are intentionally propping the pool entrance gate open.  This is a safety and security issue.  If you have lost your key, contact the board for a replacement.  

THE HOA RESERVES THE RIGHT TO ENFORCE THE RULES AND REVOKE PRIVILEDGES OF THOSE WHO FAIL TO COMPLY!

COMMERCIAL VEHICLES/UNLICENSED VEHICLES

Commercial vehicles parked in our community are an on-going problem.  These vehicles are expressly forbidden in the HOA codes, covenants and restrictions under Article V, Section 2. (CCR’S are available for viewing at: MontegoBayHOA.org)  We will be violating offenders.  Please note that the fine for this violation is $100 per day.

The same restriction applies to unlicensed vehicles.

LAWN MAINTENANCE!

We realize this is the rainy season and grass grows incredibly fast BUT you must maintain your lawn.  Please MOW,  EDGE and TRIM!
